The Problem

Independent estate agents are losing leads in their own inbox. Enquiries arrive across web forms, Gmail, Outlook, WhatsApp, SMS, and sometimes a sticky note on the negotiator's desk. Nobody triages them properly. Newsletters bury them. The second or third follow-up rarely happens. That's the one that actually wins the instruction.

Reapit and Alto exist, but they're priced and built for the chains, not the independents. The alternative is spreadsheets and a shared inbox. There was no middle option that treated inquiries as a unified dataset and used AI to keep on top of them.

What We Built

Northbrick is a complete property platform launched under our own brand. The same codebase that runs the live site at northbrick.org can be branded and deployed for any independent agency. Six core pillars, all live in the working demo.

Public site

Branded site per agency

Rightmove-style homepage with tabbed search, full sales and lettings listings, property detail pages with image galleries and JSON-LD, valuation and viewing request forms. Sitemap, robots, OG tags. Everything an estate agency website needs out of the box.

Unified inbox

Every channel in one place

Web forms, Gmail, Outlook, WhatsApp, Instagram, Messenger, SMS, live chat. 14 inbound sources surfaced in a single inbox with source bars, urgency flags, filter chips, inline reply, and CSV export. Sidebar badge shows unread across all channels.

AI classification

Claude tags every inbound

Claude Haiku classifies every email as it arrives: vendor, applicant, landlord, viewing request, or maintenance. It scores urgency, matches the enquiry to a live property where possible, and drafts a reply ready for the negotiator to approve and send.

Chase automation

Follow-up that still feels human

Automated chase sequences fire on schedule but send from the agent's own mailbox, so deliverability and tone stay personal. Sequences stop the moment the lead replies, books, or is marked dead. No more leads going cold on day three.

Viewings + calendar

Bookings tied to the diary

Viewings booked through the site land in the negotiator's calendar with two-way Google and Outlook sync. Today, Upcoming, Past, Cancelled tabs in admin. One-click confirm, send reminder, cancel, or reschedule. Correspondence timeline on every viewing.

Full admin

Nine modules, one platform

Dashboard with KPIs, property and photo management, full site CMS, unified inbox, viewings, live chat, response-time stats, SEO analytics, and team settings. Non-technical staff manage everything. No developer involvement required for day-to-day operations.

The Tech

Next.js application, multi-tenant by design, Claude Haiku for AI classification and reply drafting, JWT auth with role-aware route groups, JSON-LD on every property page for Google rich results, image uploads with reorder and feature flagging, CSV export across every list, and a complete CMS so site content is edited in-platform rather than in code.

Built solo, AI-native from line one. The same stack ships for one agency or scales to fifty without rewriting.
